Job Description Job Description Job Overview: The Maintenance
Technician - Carpentry Specialist will perform general maintenance
and repairs for assigned equipment and facilities including
plumbing, electrical, basic carpentry, heating and cooling, and
other building systems. Assists the Maintenance Supervisor in
completing all work required in running the Orchard Hill landings.
Perform all duties in accordance with company operating policies.
Supervisory Responsibilities: None. Duties & Responsibilities:
Conduct turnover work in vacant apartments (paint, clean,
maintenance items, etc.) Complete all work order requests in a
timely manner (normally within 24 hours) including plumbing,
heating, electrical, HVAC, carpentry, key & lock, painting,
landscaping, roofing, glass/window screen repair & replacement,
appliance repair, etc. Keep curb appeal at highest level daily by
removing all trash, inspecting sprinkler lines, and maintaining
weed control. Grounds problems should be brought to the attention
of the maintenance supervisor who will contact the landscape crew.
Respond to emergency calls in accordance with work order priority
system (including evenings, weekends, and holidays). Assist with
and participate in snow removal operation. Assist with and
participate in the moving of supplies, parts, appliances, HVAC
equipment, glass, equipment, tools, etc. Assist with and
participate in maintaining the pool and associated equipment, if
applicable. Clean/sweep tennis courts, basketball courts,
volleyball courts, racquetball courts, etc., if applicable. Advise
supervisors of any known or potential liability risks. Keep
dumpster and/or other garbage areas clean. Maintain and clean the
clubhouse/office, if applicable. Maintain ready vacant units in
proper working condition and keep them clean. Adhere to all
Landings Real Estate Group policies and procedures and all
government regulations such as Fair Housing, American with
Disabilities Act, OSHA, etc. Eliminate waste and assist in budget
spending controls. Any other items the Maintenance Supervisor,
Community Manager, Construction Superintendent may require.
Maintenance technicians must be able to respond timely, be of sound
mind, and able to exercise good judgement in the event of any
emergency recognizing that the timing of emergencies is
unpredictable. Emergencies may differ per property and per season.
Required Skills/Abilities: Ability to follow instructions from
supervisors or senior maintenance workers. Knowledge of general
carpentry and repair. Ability to use hand tools and power tools.
Positive attitude, highly organized, and energetic. Strong customer
service orientation. Effective interpersonal skills. Ability to
read and interpret documents, the ability to communicate in written
form and the ability to speak and communicate effectively. Valid
driver’s license, and reliable transportation. Education and
Experience: High school diploma or equivalent required. Additional
schooling or follow-up trade schooling preferred. Minimum of 1 year
of multi-family maintenance, construction, or trade (plumbing,
HVAC, electrical, carpentry, etc.) experience preferred. On-the-job
training offered. Physical Requirements: Must be able to regularly
sustain prolonged periods standing and walking. Possess ability to
regularly stoop, kneel, crouch, lift equipment, use hands to
fingers, reach with arms and hands, handle objects, tools, and
equipment. Must be physically able to climb ladders, bend, or crawl
into awkward spaces. Must be able to lift up to 50 pounds at a
time. Ability to work in all types of weather. Benefits: Landings
